Co-living

Co-living operations, run to one standard in every house

Opago runs the operational side of co-living: communal area cleaning, in-room housekeeping for residents, turnovers between move-outs and move-ins, linen and maintenance. We already do it across 15 coliving houses in Paris, around 300 rooms, for Cohabs.

For co-living operators, coliving and shared living brands, co-living developers and investors, and the operators running flexible and community-led housing in London and Paris.

What it's worth

Standards that hold, rooms that turn fast, and residents who renew

Co-living moves faster than any other long-stay product. Rooms turn over at the end of every month, shared spaces are in use all day, and residents judge the house daily and renew on the strength of it. That puts the commercial case squarely on the operation.

What you are aiming for, and how we get you there

A team that holds the standard

What you wantCommunal areas done properly on every visit, not just in the first month of the contract.

How we get thereA written specification for each house, trained into the same team week after week, with inspections that carry on long after the first few months.

Turnovers that keep pace with move-outs

What you wantA room cleaned, checked and ready to re-let within a day of somebody leaving, however many go at once.

How we get thereTurnovers planned against your move-in calendar, with a deep clean, linen and condition check on each, and capacity held for end-of-month clusters.

An operations team that moves at your speed

What you wantSchedules that change when the house does, without renegotiating anything.

How we get thereA field team that flexes week to week, with extra cover for move-in waves, events and peaks, recruited and managed in-house by Opago.

Residents who renew

What you wantFewer rooms coming back to market, and the reviews and referrals that fill the ones that do.

How we get thereThe things residents actually judge — clean shared spaces, housekeeping they trust and issues closed quickly — delivered the same way in every house.

The complete solution

How we work with you across the house

Every service we run works differently in a co-living house, and most operators end up using all of them. One team from the first survey onwards, so you never have to stitch suppliers together.

1

Onboard

We survey the house room by room with your team, agree the standard in writing, and deep clean to bring the house up to it before the first scheduled visit. Inventories and records are set up from day one.

Onboarding & setup
2

Prepare

Kitchens, lounges, co-working, gyms and laundry rooms on a frequency matched to how hard each one is used, with in-room housekeeping, linen and towels on the same schedule.

Cleaning and linen
3

Operate

Our field team on the ground for resident access, viewings, move-ins and the issues that come up during the week, 8am to 8pm, seven days.

Guest & field support
4

Maintain

Repairs raised by our cleaners as they spot them and by residents when they report them, carried out by qualified trades and tracked until closed, with emergency cover out of hours.

Maintenance
5

Protect

Condition records between residents, plus the checks a shared house needs — fire alarms and emergency lighting, gas, electrical and fire risk assessments — tracked in one calendar.

6

See it all

Every house, every visit and every open issue in one view, so the next house in London or Paris runs to the same specification.

How we work with you

Three ways co-living operators work with us

Start with the communal areas, or hand over the whole operation. Most operators begin with one house.

Communal area cleaning

The shared heart of the house, cleaned on a schedule that matches how residents use it.

  • Kitchens, dining and lounges
  • Co-working, gyms and laundry rooms
  • Shared bathrooms, hallways and stairs

In-room housekeeping

Scheduled housekeeping in residents’ rooms, the service that makes co-living feel serviced.

  • Room cleans on a schedule residents know
  • Linen and towels changed and laundered
  • Access and timing agreed in advance
  • The same team each visit

Turnovers between residents

Rooms turned round between a move-out and the next move-in.

  • Deep clean after every move-out
  • Condition recorded room by room
  • Maintenance closed before the next resident arrives
Across the house

Every shared space, on a schedule

Co-living lives or dies on its shared spaces. These are the ones we cover, and the reason each one matters.

Kitchens and dining

The most used and most complained-about room in any co-living house, cleaned on the days it needs it rather than once a week.

Lounges and co-working

The spaces residents choose you for, reset so they are usable in the morning and after events.

Gyms, laundry and bike stores

The amenity that sells the room at viewing and quietly deteriorates if nobody owns it.

Bedrooms and en-suites

Scheduled housekeeping while residents are in place, and a deep clean when they leave.

The outcome

From a house that needs chasing to one that runs itself

In co-living the product is the experience of living there. Communal areas that are always ready, housekeeping residents can rely on and rooms that turn round cleanly all show up in retention, reviews and the speed at which a room re-lets.

Consistent housesHappier residentsFaster re-letsLess chasingA brand that scales

Residents who stay longer

Shared spaces that are always ready are the clearest daily proof that the operator is paying attention.

Rooms that re-let quickly

A room turned round properly on the day of move-out is a room you can show that week.

One standard as you grow

The same specification in the second house, the tenth, and the first one in another city.

FAQs

Common questions

Do you work with co-living operators already?

Yes. Since October 2024 we have run operations across all 15 Cohabs coliving houses in Paris, around 300 rooms. Read the Cohabs story. Mason & Fifth is also an Opago client.

Do you clean residents’ rooms as well as communal areas?

Yes. In-room housekeeping on a schedule residents know, with access and timing agreed in advance, alongside the communal rounds.

Do you handle turnovers between residents?

Yes. A deep clean after move-out, a condition record for the room and any maintenance closed before the next resident arrives.

Can you cover houses in both London and Paris?

Yes. We operate in both cities, to one specification and one set of reporting.

Do you manage the community or the lettings?

No. Community, members, pricing and lettings stay with you. We run the operation on the ground.

Can you work to our brand standard?

Yes. Design-led operators have a look they hold to, and we build it into the specification and train the team to it.

How quickly can you take on a house?

We walk the house, write the specification and agree a start date with you. Most houses begin with a deep clean so everything starts from the same baseline.

Do you supply the products and equipment?

Yes, including eco-certified cleaning products and bamboo washroom consumables, which residents do ask about.

Can we start with one house?

Most operators do. One house, one specification, and the next one when it is working.
