Short-term rental and property management questions, answered
The questions operators ask most about running short lets in London: the rules, compliance, cleaning, linen, maintenance, scaling and working with Opago.
General information, not legal advice. Rules change, so check with your local authority or a legal adviser.
Rules and compliance
Is short-term letting legal in London?
Yes. In Greater London you can let an entire home short term for up to 90 nights in a calendar year without planning permission. Beyond that you need planning permission from your borough. Rules can change, so check with your local council or a legal adviser.
What is the 90-day rule for short lets in London?
The Deregulation Act 2015 lets you use a home as temporary sleeping accommodation for up to 90 nights a calendar year without planning permission. The count resets on 1 January, and platforms such as Airbnb usually block entire-home listings once the limit is reached.
Do I need a licence or registration to run a short-term let in England?
England does not currently have a short-term let licence. A mandatory national registration scheme has been legislated for and was expected to begin in 2026, so check the latest government guidance for its status.
What safety certificates do short-term lets need?
This depends on the property and how it is used, but common ones include gas safety, an electrical installation condition report (EICR), a fire risk assessment, working smoke and carbon monoxide alarms, and an EPC. Our compliance service schedules, completes and records them.
See our compliance serviceHow often does an EICR need renewing?
An electrical installation condition report is usually refreshed every five years for rented homes. It applies to all homes, including HMOs and new builds.
See our compliance serviceDo I need special insurance for a short-term let?
Standard home or landlord insurance often does not cover short-term letting, so most operators use specialist short-let insurance. Speak to your insurer or broker about the cover that suits your portfolio.
What is the difference between a short-term rental and a serviced apartment?
Both are furnished homes let for shorter stays. Serviced apartments are usually run like a hotel product, with services such as housekeeping and linen included, and are often aimed at corporate and longer stays. We support both.
See how we work with serviced apartmentsCleaning and turnovers
How often should a short-term rental be cleaned?
After every stay, plus deep cleans periodically and mid-stay cleans for longer bookings. A turnover clean should reset the property to your standard before the next guest arrives.
See our cleaning serviceWhat is included in a short-let turnover clean?
A full clean to your property checklist, bed dressing and linen change, restocking of toiletries and consumables, an inspection, and any damage or maintenance issues reported. The Opago platform records it.
See our cleaning serviceHow do you handle same-day turnovers?
We plan every clean from your booking calendar, route teams to the tightest turnovers first and flag risks before they reach a guest. Our operations team coordinates the day.
See our short-term rental solutionHow much does Airbnb and short-let cleaning cost?
There is no single price, because it depends on property size, turnover volume, location and the services you need. We scope it with you in an operations review rather than a rate card.
Book an operations reviewShould I use freelancers or a cleaning company?
Freelancers can work for a few units, but standards, cover and admin become harder as you grow. A managed provider gives consistent standards, planned capacity and one point of accountability, without you recruiting or supervising cleaners.
See our cleaning serviceHow do I keep cleaning standards consistent across properties?
Use a property-specific checklist, train the team to it, inspect after every clean and keep a record. Our cleaners are managed in-house and our standards follow World Health Organisation and Short Term Accommodation Association recommendations.
See our cleaning serviceWhen does a short-let need a deep clean?
Before launch, after a long vacancy, at seasonal resets and after heavy use. We schedule deep cleans around your bookings so they do not cost you nights.

Who provides and washes linen for short lets?
You can buy and wash your own, or use a linen service. Opago supplies hotel-grade linen and towels and runs its own laundry, with delivery and collection around your turnovers.
See our linen serviceHow many sets of linen do I need per bed?
A common rule of thumb is three sets per bed: one on the bed, one in the wash and one in stock. A linen service takes that stock and laundry burden away.
See our linen serviceCan I buy linen without cleaning, or cleaning without linen?
Yes. You can use either on its own or bundled. Linen can be on-demand, a subscription or bundled with housekeeping.
See our linen serviceWhat toiletries and welcome packs should I provide?
Enough to cover a stay without guests needing to buy anything: toilet paper, hand soap, shampoo, shower gel and basic cleaning supplies, plus any welcome extras that fit your brand. We supply sustainably sourced toiletries and welcome packs.

How quickly should maintenance issues be fixed in a short-let?
As fast as possible, because a fault during a stay becomes a review. Our rapid response team is on call 24/7, with same-day, next-day and weekend call-outs and availability usually within the hour.
See our maintenance serviceWhat is the difference between planned and reactive maintenance?
Planned maintenance is routine upkeep that prevents problems. Reactive maintenance fixes issues when they appear. A good operation does both, and our cleaners flag issues during turnovers so repairs are planned before a guest notices.
See our maintenance serviceWhat trades do you cover?
Handyman, plumber, drainage, gas engineer, electrician, painter and decorator, appliance engineer, locksmith, pest control, removals, window cleaning, gardening and compliance testing.
See our maintenance serviceAre your maintenance prices published?
Yes. Our maintenance hourly rates and certificate prices are on our maintenance page, and estimates are free.

What does a short-term rental operations partner do?
An operations partner runs the physical side of a portfolio: cleaning, linen, maintenance, compliance and guest support. You keep your brand, your guests and your strategy, and the operation runs behind you.
See the complete solutionWhat is the difference between a property manager and an operations partner?
A property manager usually handles the owner relationship, listings, pricing and guest communication. An operations partner delivers the services in the property. Many property managers use us for the field work.
When should I outsource short-term rental operations?
Common signs are headcount growing as fast as the portfolio, senior staff firefighting, inconsistent standards, and operations limiting your ability to say yes to growth.
Read: 5 signs you have outgrown your operations modelHow do I scale a short-term rental portfolio without hiring a big team?
Standardise your processes, use technology for scheduling and visibility, and bring in specialist partners for functions that need field teams. That lets units grow without headcount growing at the same rate.
See our short-term rental solutionCan I outsource just one service?
Yes. You can use one service, combine several, or outsource the whole field operation under your brand.
See all servicesWhat is white-label operations?
It means we work behind your brand. Guests and owners see your name, while our teams, standards and systems run the operation.
See how it works for estate agentsHow much do property managers charge?
Property managers often charge a percentage of rental income or a fixed fee, depending on the services included. Opago is an operations partner and prices around the services you use, so we scope it in an operations review.
