Block managers

Operational support for block managers

If you own or manage a block and do not want to run the day-to-day, we take it on: communal cleaning across every shared space, bin stores and waste, grounds and external areas, repairs, and a field team on site. Every visit recorded for the service charge year.

For freeholders, residents’ management companies, right to manage companies, managing agents, leaseholder groups, HMO landlords and property investors with flats in one building.

What it's worth

Hand over the operational side, and keep the management

If you own or run a block and do not want the day-to-day, this is the part we take on: the cleaning, the waste, the repairs and the people on the ground. Service charge, Section 20 and leaseholder relations stay with you.

What you are aiming for, and how we get you there

Every communal space on a schedule

What you wantLobbies, stairs and lifts done, and the resident lounges, play areas and gym and pool surrounds done with them.

How we get thereA written specification for each block covering every shared space, at a frequency matched to how much each one is actually used.

Waste and bin stores off your desk

What you wantBin stores presentable between collections, and fly-tipping cleared before anybody photographs it.

How we get thereBin stores managed as part of the round, bulky waste reported and cleared, and missed collections chased.

Repairs dealt with, not just reported

What you wantA blown lobby light or a failed door closer fixed, rather than logged and left for a contractor nobody booked.

How we get thereLight repairs carried out on the visit, larger jobs raised with qualified trades and tracked until closed, with emergency cover out of hours.

People on the ground when the block needs them

What you wantSomebody there in agreed hours for resident access, contractor visits and whatever else comes up.

How we get thereOur own field team on site handling access and viewings, logging issues as they find them, plus flat turnovers between tenants where you want them.

The outcome

From a block people complain about to one they do not think about

For a managing agent, communal standards are where the relationship with leaseholders is won or lost. Consistent visits mean fewer complaints, a record means faster answers, and one supplier across every block means less of your week spent chasing contractors.

What it covers

What block management involves, and which part we do

Block management is the running of a building that several households share: the hallways, stairs, lifts, bin stores and grounds that nobody owns on their own and everybody uses. Part of it is professional and regulated work that belongs with a managing agent. The rest is operational work on the ground. We do the operational half, and we would rather be clear about that than sell you something we are not.

The managing agent’s side, which stays with you

Service charge budgets and year-end accounts, Section 20 consultation on major works, company secretarial work for an RMC or RTM company, placing the building insurance, and the leaseholder relationship itself. This is regulated, it involves client money, and it stays with you.

The operational side, which is what we do

Communal cleaning, bin stores and waste, grounds and external areas, light repairs carried out on the visit, inspections, reactive attendance and a record of everything done. This is the part residents actually see, and the part they write to you about.

FAQs

Common questions

Do you take over block management?

Not by default. What we provide is operational support: communal cleaning, waste, grounds, light repairs, reactive attendance and the record of it all. Service charges, Section 20 consultation, company secretarial work and the leaseholder relationship stay with you. If you do want a fuller arrangement, tell us what you need and we will be straight with you about what we can and cannot take on.

Can we use you for just the communal cleaning?

Yes. Most blocks start with communal cleaning and add waste, grounds or reactive attendance later.

Can you cover several blocks across London?

Yes. Multi-site portfolios are what we do, and every block reports into one place with the same specification.

What happens when something needs fixing?

Small faults are put right on the visit. Anything larger is raised with photographs, quoted where needed and tracked until it is closed.

Will leaseholders see the same cleaner each week?

That is the intention. Our cleaners are employed and managed in-house, so the same team comes back and holiday cover comes from inside that team.
