How Cohabs Scaled Co-Living Housekeeping Across 15 Paris Houses

How Cohabs handed housekeeping for 15 Paris co-living houses to Opago: communal cleaning, in-room housekeeping and turnovers across 300 rooms.

Cohabs

Cohabs is a co-living operator known for beautifully designed, sustainable houses built around community. Since October 2024, Opago has run day-to-day operations across its entire Paris portfolio.

Service: Communal cleaning, in-room housekeeping, resident turnovers · Location: Paris · Scale: 15 houses, around 300 rooms

A vertically integrated operator, scaling fast

Cohabs owns and operates its own properties across Europe, the UK and the United States. That vertical integration gives it full control of the resident experience, which is the point of the brand: design-led shared houses where the communal space is the product, not an afterthought.

Growth in Paris brought the operational question every co-living operator meets. Fifteen houses and roughly 300 rooms is no longer something a small internal team can cover consistently. Communal kitchens in daily use, bedrooms cleaned while residents live in them, and rooms turning over at the end of every month are three different disciplines, each needing to happen reliably in every house.

One operational standard across the portfolio

Opago took on the day-to-day across all 15 Paris properties.

Communal area cleaning. Weekly cleaning of the shared heart of each house — kitchens, dining areas, lounges, co-working, laundry rooms, shared bathrooms and circulation — scheduled around how hard each space is actually used rather than on a uniform rota.

In-room housekeeping. Scheduled housekeeping in residents’ rooms, the service that makes co-living feel serviced rather than rented. The same trained team each visit, at a time residents know, with access agreed in advance.

Turnovers between residents. Rooms turned round between a move-out and the next move-in, with a deep clean and condition recorded room by room, planned against the move-in calendar so a new resident never walks into the last one’s room.

What it changed

Cohabs stays focused on growth and expansion while the operational detail that keeps each house running is handled. One specification applies across all 15 properties, so a resident moving between houses finds the same standard — which for a brand built on consistency is the whole argument.

The partnership also gave Cohabs a single operational partner in a market it was scaling into, rather than a cleaner per house and the variation that produces.

Why it matters for co-living

Co-living is judged daily by the people who live there, and renewals follow from that. As the sector matures, the operators scaling fastest are the ones treating operations as a discipline to be run properly rather than a cost to be minimised. Cohabs is one of them.
